Pricing to Suit your Goals The market drives your properties value. We will preform a comprehensive assessment of your homes value in the current market. With your input we will decide where in the market you would like to price depending upon whether your goal is a quick sale or highest return on investment possible.
Staging and Design Improvements Small improvements can make a huge difference. A property that has been thoughtfully staged by a professional designer can be the difference between not selling and commanding multiple offers. My background is in Architecture and Engineering and I pride myself on my ability to visualize small changes that can produce big results. I also work with professional interior designers and staging companies that can assist with recommendations to maximize your home or condo’s potential.
Online Exposure
84% of buyers start their real estate search online. Your online exposure is one of the most important considerations in deciding how to list your property. Once your property is listed, it will be entered onto Maui’s MLS system. All of my listings are displayed as Featured Properties and are the first listings all visitors see when performing searches on my website. To reach maximum exposure your listing is also placed on a selection of hundreds of different sites depending on what is appropriate for your property. Cooperating Broker Network
It is critical that we expose your property to all the other Agents and Brokers on the island. We want to make sure that they are actively marketing your listing to all of their clients. I will hold a Brokers Open House which allows them to preview the new listing and gives me an opportunity to sell your property’s unique features. In addition to an open house I also send email communications to all Agents and Brokers on the island featuring just your property.
Open Houses
Open houses are an effective way to market properties, especially in high traffic areas. Depending on occupancy demands, I will schedule open houses to attract walkthrough clientel.
Signage
This is the first thing a prospective buyer will see when viewing your property. I will make sure you are well represented by providing clean and clear signage with a professional design.
Buyer Qualification
Prior to any showing of your property I will personally qualify each and every buyer to ensure that only the most financially able perspective buyers are viewing your property.
Negotiation
This is the fun part. Once we start receiving offers, it is time to dissect the contracts and review for acceptable terms and optimal pricing. Ultimately, the decision to accept, reject, or counter an offer is yours but rest assured that you have a team with over 30 years of experience reviewing every contract. My brokerage is well known on Maui for writing extremely strong contracts. We won’t be leaving any money on the table.
Escrow
The deal’s not done until the deal is done. Escrow coordination and title company competency is a key ingredient in any successful sale. From the initial opening letters through review of the final closing documents I personally review every document as well as checking the timelines and making sure all terms and conditions are met by both parties to the sale.
