For those of you that like numbers, take a look at the Volume of Sales on Maui over the past Decade separated by condo, homes, and land.

As you can see from the chart above, Maui Real Estate continues its strong showing. Both Median and Average Sales Prices of Condos and Residential Homes increased. Land prices looked to take a dive but keep in mind that with such a small sampling of transactions, this number can be misleading.

I recently had the pleasure of Touring the Ulupalakua Vineyard in Kula. What a treat. I was entertaining family and had a diverse group with me. The experience provided a little bit of something for everyone.
The ride up to the Vineyard is an experience in itself. MauiWine sits at an elevation of approximately 2,000 feet above sea level. You will find yourself starting on the North Shore and driving up the mountain to the point where you can see the South Shore.

A couple new construction Single Family Homes have are ready to go into contract in Central Maui. The Parkways in Maui Lani and Alohilani at Kehalani are two new developments in Wailuku that typically require potential buyers to register and wait on a reservation list before they are offered an opportunity to purchase. How did the Real Estate Market preform in 2016? Take a look at the graphs below to see the average sales price and total volume for Maui County Real Estate Sales since the year 2000.
As you can see from the graph above, the total sales volume for SF Residential Homes took a significant jump. In fact the sales volume for SF Residential has more than doubled since it hit its most recent low in 2009. Condos sales volume remained consistent with a steady climb since once again in 2016.
As you can see from the graph above, residential single family home average sales prices took a significant jump in 2016. Keep in mind that Maui is a relatively small county so a few very large sales can inflate our averages. Nonetheless, SF Homes prices are trending upwards indicating the market remains strong. Maui Condos average sales price also remained consistent.

Happy Holiday and Mele Kalikimaka (Merry Christmas in Hawaiian)! Maui is such a fantastic place to spend the holidays. For some it is an adjustment to replace their white christmas with palm trees and beaches but trust me when I say that Maui knows how to get into the holiday spirit. Below are a couple of my favorite things to do on the island to get in the festive spirit.
Each year Santa and his elves make the rounds going from beach to beach in his outrigger canoe. The event is open to the public and tends to attract a bit of a crowd. The first stop is typically in front of the Grand Wailea around 9 a.m. but you should definitely check the schedule each year to see what the plan is.
For those that think Christmas isn’t the same without snow… Check out the snow shows at Queen Kaahumanu Mall in Kahului. With several shows spread through the day, 10 minutes of fake snow and christmas carols play in the main courtyard. It makes for a pleasant distraction while getting you last minute shopping in. 2016 was the first year the mall put on the snow shows. It was extremely popular and I would speculate that they plan to bring it back for years to come.
